From Contract to Keys
Apply for a Home Loan: Contact a mortgage counselor and complete a loan application. For your convenience, Benchmark Homes would be happy to provide you with a list of our Preferred Lenders if you do not have one in mind.
Explore Locations: Benchmark Homes offers many locations throughout Mobile and Baldwin County, with a variety of Spec Homes that are Move-In Ready, as well as homes under construction, and lots that are available to build your Dream Home.
Choose Your Plan: Once you decide on a location, it is time to look at the different floor plans offered. Your Sales Representative will provide you with floor plans within your price range, and discuss the Standard Features. An Optional Upgrade List will also be provided.
Complete a Purchase Agreement: Meet with your sales representative to authorize your purchase agreement and make your earnest money deposit. (If you are contracting to build, blue prints will be ordered at this time)
Plan Review and Decorating: Your blue prints will be completed usually within 10 days from the contract date. At this time your Sales Representative will email you a copy of your blue prints for review. Once you have reviewed and signed off on them, we will schedule your decorating appointment.
Our decorating center is set up in Jubilee Flooring, located in Daphne. This usually takes approx. 1 hour.
Permitting: Benchmark Homes will now apply for permit on your new home. This process can take anywhere from 1-2 weeks. Once the county issues the permit, building will begin.
Please note current build time is approx. 5 Months from permit date. Weather plays a big role in completion times.
During Construction: Your Benchmark Sales Rep. will stay in contact with you throughout construction to answer any questions or concerns that you may have. Your Sales Rep. will also notify you when it is time to contact your lender and finalize your loan.
Walk-Thru: Once your home is complete a walk-thru will be scheduled. The walk thru usually takes place 3-4 days prior to closing. At the walk-thru you will meet with the building superintendent. The building superintendent will discuss the some important
details, and provide maintenance information. At this time you will create a punch list of items
that need to be corrected.
Closing: Your Sales Rep. will schedule the closing for a time that is convenient for you. Once a closing date has been set you will need to contact the utility companies and schedule all utilities transferred into your name. A list of utility companies will be provided. Closing will take place at Alabama Land Title in Daphne. Closing usually takes approx. 1 hour. You will receive your keys at closing.
